Start with the pattern, not the paint tin
Where the mark sits, when it worsens and what is on the other side of the wall all matter. A low, tide-like band near a ground floor can suggest rising moisture. A patch that grows after north-westerly rain points more strongly to exterior water entry. Condensation tends to gather on cold surfaces, behind furniture and around windows, particularly when warm indoor air meets an uninsulated wall. Plumbing leaks can imitate all three. Rising damp
Rising damp is moisture moving upward through porous masonry from the ground. Typical clues include damaged skirtings, powdery salts, peeling paint and a fairly consistent low band, although appearances vary. A failed, bridged or absent damp-proof course can be involved. High paving or soil against an outside wall may also bridge protection that was once adequate. Treatment may require specialist damp-proof work, removal of contaminated plaster and adequate drying before replastering and painting. Merely sealing the visible face can trap moisture or move the symptom elsewhere.
Penetrating damp after Cape winter rain
Penetrating damp travels through defects in the building envelope. Cracked exterior plaster, open joints, failed sealant, parapets, gutters, roof junctions and tired waterproofing are common places to investigate. Condensation is a ventilation and temperature problem
Condensation is water forming inside, not necessarily rain coming through the wall. Cooking, showering, drying clothes indoors and sleeping in closed rooms add moisture to the air. Cold external walls and cupboards pushed tight against them create places where that moisture settles. Cleaning mould and applying a decorative coat without changing airflow or humidity usually gives a short-lived improvement. Sensible steps may include ventilation, extractor use, heating patterns, leaving a gap behind furniture and addressing persistently cold surfaces. Why paint fails on a damp wall
Paint needs a stable, clean and suitably dry substrate. Moisture can push soluble salts to the surface, weaken plaster, break adhesion and keep stains mobile. The result may be blistering, flaking, chalking, brown marks or a powdery white deposit. A strong-looking top coat cannot restore unsound plaster underneath it. Waterproof paint is also not a universal answer: the wet side, pressure direction and wall construction determine whether a barrier helps or traps the problem.

Once conditions are suitable, surfaces are cleaned and neutralised where the specified system requires it. Plaster repairs are allowed to cure, sanded and dusted. Staining or differing porosity may call for a compatible primer rather than an extra layer of ordinary wall paint. Drying time cannot be guessed from the surface
A wall can feel dry on the face while moisture remains deeper in masonry. Weather, wall thickness, ventilation, salts and the volume of water all influence drying. Cape winter conditions slow the process, especially on shaded south-facing walls around the mountain. We do not promise a universal number of days. The repair plan needs a sensible weather window and, where appropriate, moisture checks before closed coatings are applied.
Local exposure changes the diagnosis

Can damp proofing be done from inside only?
Sometimes an internal treatment forms part of the system, but penetrating water is usually best stopped at its source. The wall construction and moisture path decide the correct side and method.
Can you paint a wall immediately after fixing a leak?
Usually not. Masonry and plaster need enough time to dry, and damaged material may need removal or repair before priming and painting.
Does mould always mean rising damp?
No. Mould commonly accompanies condensation and poor airflow. Rising damp has a different moisture mechanism, although more than one problem can exist together.
Will waterproof paint cure damp permanently?
Not by itself. A coating cannot repair failed flashings, leaking pipes, bridged damp-proof courses or open exterior cracks. The cause has to be addressed.

Before accepting a damp repair quote
Ask what evidence supports the diagnosis and which items are assumptions. The quote should separate water-entry repairs, removal of failed material, plastering, drying, primer and finish coats. It should say whether plumbing, drainage, structural work or specialist chemical damp-proofing is excluded. Vague wording such as “seal and paint” leaves too much unanswered. A good scope also identifies the boundaries of repainting, since a local patch may remain visible on an older wall even when the colour is matched.
If the property is part of a sectional-title scheme, establish whether the source falls within the section or common property before work is authorised. A leaking exterior wall, roof or shared pipe may involve the body corporate. Keeping dated photographs and a simple record of when the damp worsens helps everyone make a clearer decision.
